Halfway through its lease, Katz Banks Kumin LLP (Katz) outgrew its space on the top 2 floors of a boutique office building. The growth of the firm and their high-profile practice also drove a need for space to accommodate media events & conferences in a building with ample amenities for staff. Finding a single tenant to sublease Katz’s old space was compounded by being spread on multiple floors.

Solution

The key to minimizing the multi-floor lease liability was to start with a single subtenant for 1 floor, then negotiate for new space while marketing the remaining floor. Stoking a heated competition between alternative buildings generated enough additional rental abatement to offset the cost of subleasing Katz’s prior space.

Moral

Solving for existing lease liability is can be the greatest obstacle to executing an office space strategy.  Understanding how to market space and apply concessions from a new landlord is often the key to a successful real estate solution.
