SFMA
Case Study

Merger and Rebranding
1101 New York Ave, NW Washington, DC30,000 SF
Issues
Security Industry Association and Bond Market Association merged. Each had space in separate buildings.
Neither had room for the combined operation.
Merged entity also desired a rebranding and combining of cultures.
Solution
Sublet both offices at no net cost to SIFMA. Leased space in a new trophy building for less money than the former two leases, plus room for growth. Sublet growth space with several months of taking occupancy.
Moral
Leasing space next to larger, growing companies make disposing of extra space much more likely, less cost, etc. Merging entities and rebranding may support moving and may result in savings.
